Location: Paquera on the Nicoya Peninsula de Costa Rica. Only 2Km from Ferry to Puntarenas.
Services: All public utilities including municipal Water and Electricity. Phone service is available but not currently conected.
Contains: On larger 15 hectar parcel there are no building or constructions. The smaller 4 hectar maritime ocean front does have a house that needs to be refurbished or removed. Also included are two cabins. One of which is in excellent condition with it's own bathroom and airconditioning unit. The price of the property is for the land itself. The current structures are not the highlight.

All of thesepictures are within the last year, and fully disclose all features of the property. The only exception is the house that is a little more than 50 meters from the beach front. It is in very poor condition and is not considered to be "value added". The only value is the fact that the new owners may shoose to remodel the house or rebuild it.
Here's the view up a hill from the shore. In this particular picture you can see that it only has a 90 angle with the shore line. The actual view is about 230 degrees around. This picture was taken about 6 AM . THe water is calm because its protected by the "cedros" island offshore. This means that this cove like property had calm shores which means perfect water skiing, fishing, and diving. From the top of the property the famous Tortuga Island, where the huge turtles lay their eggs every year. It's a great place to go snorkelling. Notice in the picture the boats are moored offshore. You can easily more your boat in the water while staying at the cabins. Offshore fishing is just 2 miles around the corner to the openning of the Pacific Ocean where WORLD CLASS TOURNAMENTS are held many times a year.

Here's a great view of some of the ocean front land. You can see a small white cement shack that is used to store fishing supplies by the previous owners. It has a wooden deck that goes up into the main cabins and house. This is the spot where you more your boat during your vacation. After Christmass I'll send more pictures of me and my boat in that perfect spot.

This is the entire shoreline from the extreme left to the extreme right of the picture. At least 300 meters. All of this is included. The first 150 meters from the median line (the average halfway line between high and low tide all year long) is Maritime zoned (Like the entire country). There is a lease that is extendible. You can be comforted that the titled property behind it protects your investment. For all practical purposes the maritime zoned is titled too. That's what the majority of the realestate agents mean when they say "titled ocean front". It's actually titled land with maritime zone land included.

The titled property behind the first 150 meters gradually goes up with spectaular views that get close to a 240 degree panorama. This is where you could urbanize vacation homes for premium residents.

Here's the general location of where the farm is.If you click on this ocean front map of the farm you can see the larger images. If you drive from Puntarenas you have to take a Ferry to Paquera (red line). Just 2 km East you see a blue triangle. That's the property. Isla Cedros is just North blocking the harsh winds. You can also notice on the map that Tamboe Hills and Country Club is only 15 minutes by car. Airport is also close. There is also a fully staffed Hospital in Paquera.
